Contracting Advice

7 Common Pitfalls in Contracting

Practical guidance drawn from years on site and at the boardroom table.

  1. Not giving clear specifications on what you want a contractor to quote on. Without clear specifications you cannot compare like for like — some builders simplify specs to reduce cost and reach contract.
  2. Not requesting an open-book policy, so you can see the quotes backing up a number and be sure a project is priced properly.
  3. Going with the cheapest contractor — especially if the quote is far below the rest. The reason is often a scope left out, or a contractor in financial difficulty.
  4. Too many allowances, or allowances not backed up by quotes, which can lead to unintended extra costs.
  5. Not offering to pay for your builder's bid. Bidding costs time and money — and should be credited to the project if that contractor is selected.
  6. Not asking for a discount for paying upfront. Contractors should be paid monthly against the percentage complete of a mutually agreed schedule of values.
  7. Hiring contractors or subcontractors who are unlicensed or lack the necessary insurance for the scope.
